The decline in officetel sales and jeonse in the fourth quarter of last year widened.

In the fourth quarter of last year, the nation's officetel sales and jeonse prices increased side by side, while monthly rent increased.

According to the results of the "4Q 2024 officetel price trend survey" released by the Korea Real Estate Agency, the nationwide officetel sales price fell 0.4% in the fourth quarter of last year compared to the previous quarter and jeonse prices fell 0.25%.

Both the sale price and the jeonse price fell 0.05%p more than the previous quarter, increasing the decline, but the monthly rent rose 0.4% during the same period, making the increase bigger than the previous quarter.

It seems that the preference for monthly rent continued due to the aftermath of the lease on a deposit basis fraud.

By region, the sale price of officetels in Seoul rose 0.02% as demand for new officetels in the station area rose, but the increase was reduced from the third quarter due to loan regulations.

The price of officetels in Incheon and Gyeonggi Province fell sharply, and local officetels fell mainly in Daegu and Gwangju, where sales were accumulated.
