The government has announced 50,000 new housing sites in downtown Seoul and the metropolitan area close to Seoul.
Almost the entire area has lifted the development restriction zone, and the plan is to move in for the first time in 2031 as early as possible.
Reporter Kim Ki-bong's report.
[Reporter] Among 80,000 new housing units in the Seoul metropolitan area that appeared in the
8.8 housing supply plan, 5400 were announced.
There are 20,000 houses in 2.21 million square meters of Seoripul district, Seocho-gu, Seoul, 9,400 houses in Deokyang-gu, Goyang, 14,000 houses in Am-dong and Wanggok-dong, Uiwang-si, and 7,000 houses in Yonghyeon-dong, Uijeongbu.
The total is 6.88 million square meters, 96% of which are restricted development zones and green belts.
In the case of Seoripul housing site in downtown Seoul, 10,000 households, 55%, will be supplied as long-term lease housing for newlyweds.
It is a system that can extend the period of residence by up to 10 years depending on the number of children born after 10 years of residence, or sell at 80-90% of the market price depending on the number of children after 20 years.
[Oh Se-hoon / Mayor of Seoul: Solving the issue of low birth rate, the biggest topic of this era, is another most important factor. In that sense, we distributed half of the volume.]
All four places are considered strong locations in the future as wide-area transportation networks connecting to downtown Seoul are being built or will be added.
In order to maximize the effect of stabilizing housing prices, the government decided to shorten the relevant administrative procedures as much as possible, aiming to designate districts in the first half of next year, sell them for the first time in 2029, and move in for the first time in 2031.
[Park Sang-woo / Minister of Land, Infrastructure, and Transport: If you don't believe that it will be supplied in the future, you may have to pay debt and buy a house by doing 'work-out' if you're anxious, but if you wait a little longer, you will be able to believe that quality housing will be supplied to a good location....]
On the location selection, experts said it was a largely positive response, but that there was a need for more aggressive supply as much as the green belt it had been saving was unwrapped.
[Park Hap-soo/Professor of Konkuk University Graduate School of Real Estate: If we look at it from the perspective of the last yolk, we need to expand the previous floor area ratio and raise it to 300-350% like the first new city, so that 10,000 or 20,000 more households can be supplied...]
Strict management to ensure that supply plans lead to real demand also remained a homework. In order to properly revive the purpose of
housing supply, it is more important to prevent speculative demand than anything else, and the government has already worked on it before the announcement of housing sites.
In order to prevent speculation using undisclosed development information, 15,275 people, including employees of the Ministry of Land, Infrastructure and Transport and business proposers, and the status of land ownership in the candidate site was investigated,
We have selected 1,752 suspected abnormal transactions in the last five years in the
announcement district for an in-depth analysis.
In addition, all four were designated as land transaction permit zones.
