[Seoul] Deregulation on the development of semi-industrial areas...Allow up to 400% floor area ratio

The floor area ratio of Seoul's "semi-industrial area," which was underdeveloped due to excessive regulations, will be allowed up to 400%, and development regulations will be greatly eased.

The Seoul Metropolitan Government has decided to simplify the maintenance types of complex semi-industrial areas according to the factory ratio and abolish restrictions on the development method based on the area to allow complex development.

In addition, when establishing a district unit plan for the construction of apartment houses in semi-industrial areas, the government plans to improve business feasibility by easing regulations, such as increasing the maximum floor area ratio from less than 250% to 400%.

The improvement plan will be implemented immediately to promote the project quickly, and the removal of the area limit regulation of the complex development method and the establishment of a new regulation to ease the floor area ratio due to the supply of public rental housing will take effect after the revision of the ordinance.
